Resumen
Según el Instituto Nacional de Estadística e Informática (INEI, 2021), en el Perú,
miles de estudiantes universitarios enfrentan dificultades para acceder a alojamientos
adecuados en zonas seguras, debido a los altos costos y las condiciones de habitabilidad
precarias. Esta problemática impacta directamente en su desempeño académico, bienestar y
permanencia en el sistema educativo. Por otro lado, los arrendadores buscan garantizar la
ocupación constante de sus propiedades y minimizar riesgos de morosidad e incumplimiento
de contratos.
Presentamos InRoom, una plataforma digital que conecta a estudiantes universitarios
con propietarios de habitaciones, asegurando transparencia, seguridad y eficiencia en el
proceso de alquiler, la cual ha sido validada mediante el método Design Thinking, teniendo
funcionalidades como búsqueda personalizada, validación de inquilinos, pagos automatizados
y calificación de arrendadores y arrendatarios.
En cuanto a la factibilidad, se elaboró un plan de marketing y operaciones que logró
una relación entre el valor de vida del cliente y el costo de adquisición de 7.72, con un 92.5%
de las simulaciones. Financieramente, el modelo demuestra su viabilidad con una inversión
inicial de S/120,000, un VAN de S/1,554,220 y una TIR de 145.89%. Se proyecta captar el
5% de la demanda en el primer año, con un crecimiento sostenido hasta alcanzar el 18% en el
quinto año.
Socialmente InRoom impacta en el ODS 4, 10 y 11 mejorando las condiciones de
estudio, brindando acceso a vivienda segura y fomentando soluciones habitacionales
adecuadas y a precio justo. El análisis de rentabilidad social refleja un Valor Actual Neto
Social de S/3,534,542, reflejando un impacto positivo en la calidad de vida de los estudiantes
y la formalización del mercado de alquiler, contribuyendo a un modelo de vivienda sostenible
e inclusivo en el país.
According to the National Institute of Statistics and Informatics (INEI, 2021), thousands of university students in Peru face challenges in accessing adequate housing in safe areas due to high costs and poor living conditions. This issue directly impacts their academic performance, well-being, and retention in the educational system. On the other hand, landlords seek to ensure constant occupancy of their properties while minimizing the risks of delinquency and contract violations. We present InRoom, a digital platform that connects university students with room owners, ensuring transparency, security, and efficiency in the rental process. This platform has been validated through the Design Thinking method and includes features such as personalized searching, tenant validation, automated payments, and ratings for landlords and tenants. Regarding feasibility, a marketing and operations plan was developed that achieved a customer lifetime value to customer acquisition cost ratio of 7.72, with 92.5% of simulations meeting this criterion. Financially, the model demonstrates its viability with an initial investment of S/120,000, a Net Present Value (NPV) of S/1,554,220, and an Internal Rate of Return (IRR) of 145.89%. It is projected to capture 5% of the demand in the first year, with sustained growth to reach 18% by the fifth year. Socially, InRoom impacts Sustainable Development Goals 4, 10, and 11 by improving study conditions, providing access to safe housing, and promoting adequate and fairly priced housing solutions.
