Resumen
El proyecto CrowdInmo tiene como objetivo democratizar el acceso a las inversiones
inmobiliarias en Perú mediante una plataforma de crowdfunding diseñada para ofrecer seguridad,
transparencia y accesibilidad a pequeños y medianos inversionistas. La plataforma permite a
estos inversionistas participar en proyectos inmobiliarios con bajos tickets de entrada, abordando
la exclusión financiera y facilitando la diversificación de portafolios. CrowdInmo incorpora un
sistema de seguridad robusto y tecnología avanzada para garantizar una experiencia de usuario
confiable y eficiente. Su estrategia de captación de leads se basa en campañas de marketing
digital, redes sociales y SEM, enfocadas en expandir su base de usuarios.
Desde una perspectiva económica, el modelo de negocio de CrowdInmo proyecta un
crecimiento anual del 20.9% en la cartera de clientes, con una viabilidad validada por un Valor
Actual Neto (VAN-E) de $588,979 y una Tasa Interna de Retorno (TIR) del 108%, lo que
asegura su atractivo para inversionistas. La estructura de costos contempla una inversión inicial
en Capex para infraestructura y costos operativos, además de un presupuesto significativo
destinado a marketing digital para la adquisición de usuarios. En el ámbito social, el proyecto
fomenta la inclusión financiera y contribuye a los Objetivos de Desarrollo Sostenible (ODS) al
promover prácticas de inversión responsables, apoyar el desarrollo urbano sostenible y reducir
las barreras en el acceso a inversiones en bienes raíces.
Mediante alianzas estratégicas y un enfoque educativo, CrowdInmo no solo facilita el
acceso de los inversionistas en un mercado tradicionalmente exclusivo, sino que también asegura
que cada usuario pueda invertir de manera informada y segura. Este enfoque, centrado en la
educación financiera y la sostenibilidad, maximiza la experiencia del usuario y el retorno sobre
la inversión, consolidando a CrowdInmo como una alternativa inclusiva y responsable en el
sector de inversiones inmobiliarias.
The CrowdInmo project aims to democratize access to real estate investments in Peru through a crowdfunding platform designed to provide security, transparency, and accessibility to small and medium-sized investors. This platform enables investors to participate in real estate projects with low entry tickets, addressing financial exclusion and facilitating portfolio diversification. CrowdInmo incorporates a robust security system and advanced technology to ensure a reliable and efficient user experience. Its lead generation strategy is based on digital marketing campaigns, social media, and SEM, focused on expanding its user base. These combined efforts reflect the platform’s commitment to not only secure transactions but also continuous user engagement and growth within the Peruvian investment ecosystem. From an economic perspective, CrowdInmo’s business model projects an annual growth of 20.9% in its client portfolio, with feasibility validated by a Net Present Value (NPV) of $588,979 and an Internal Rate of Return (IRR) of 108%, ensuring its appeal to investors. The cost structure includes an initial Capex investment in infrastructure and operational costs, along with a substantial budget allocated to digital marketing for user acquisition. Socially, the project promotes financial inclusion and contributes to the Sustainable Development Goals (SDGs) by encouraging responsible investment practices, supporting sustainable urban development, and reducing barriers to real estate access.
