Resumen
La presente tesis evalúa la viabilidad del desarrollo de una residencia estudiantil con servicios
complementarios en la modalidad de alquiler en Lima Metropolitana, estratégicamente
ubicada sobre la Av. Universitaria frente al ingreso principal de la Pontificia Universidad
Católica del Perú.
El objetivo es atender la demanda de estudiantes universitarios y técnicos que migran de las
regiones hacia Lima o estudiantes que residen en Lima y que toman largos tiempos en
trasladarse desde sus centros de estudios a sus viviendas y viceversa, afectando su calidad de
vida y rendimiento académico.
El proyecto toma como base las características de tipologías de proyectos inmobiliarios tipo
coliving y vivienda colectiva con el fin de fomentar un ambiente en el cual los estudiantes
desarrollen plenamente su vida académica.
La empresa promotora es R&R Constructores con más de 21 años de experiencia en el sector
inmobiliario, como parte de su crecimiento ha decidido diversificar a nuevas tipologías
residenciales y manejo de activos en alquiler dentro de un segmento de estudiantes de
educación superior migrantes y/o residentes en Lima de niveles socioeconómicos B y C.
El modelo de negocio es un proyecto de generación de flujos mensuales con sensibilidad a la
tasa de ocupación vs. precio; en el caso de la ocupación se proyecta llegar a un 95% a partir
del tercer año de ocupación.
Consideramos que la residencia estudiantil es económica y financieramente, a largo plazo,
viable con los adecuados instrumentos financieros.
This thesis evaluates the feasibility of developing a student residence with complementary services under a rental model in Metropolitan Lima, strategically located on Universitaria Av., opposite the main entrance of Pontificia Universidad Católica del Peru. The objective of the project is to meet the demand of university and technical students who migrate from other regions to Lima, as well as students residing in Lima who face long commuting times between their homes and educational institutions, which negatively affect their quality of life and academic performance. The project is based on real estate typologies such as co-living and collective housing, with the purpose of fostering an environment that supports students’ academic development. The promoting company is R&R Constructores, which has more than 21 years of experience in the real estate sector. As part of its growth strategy, the company has decided to diversify into new residential typologies and rental asset management, targeting migrant and/or Lima- based higher education students from socioeconomic levels B and C. The business model is oriented toward the generation of monthly cash flows and is sensitive to the relationship between occupancy rate and pricing. The project is expected to achieve an occupancy rate of 95% from the third year of operation onward. The results indicate that the student residence is economically and financially viable in the long term, provided that appropriate financial instruments are implemented.
