Abstract
El mercado de la construcción en Perú muestra un crecimiento sostenido, con
oportunidades de crecimiento especialmente en el segmento inmobiliario. Sin embargo, el
manejo de los residuos sólidos presenta un desafío significativo. A pesar de la existencia de
competidores y la posibilidad del ingreso de nuevos competidores en el mercado, se identifica
una demanda insatisfecha de soluciones integrales y eficientes para la gestión de estos residuos.
La propuesta de negocio se centra en integrar la valorización y manejo final de los
excedentes sólidos de obra, ofreciendo a las empresas constructoras un canal abierto y
gestionado, como parte del servicio, para valorizar y vender sus residuos, reduciendo así sus
costos debido a la rentabilidad de estos. Además, se garantiza la disposición final adecuada de
los residuos conforme a las normativas vigentes.
El perfil del usuario objetivo se define como empresas inmobiliarias con al menos tres
proyectos en paralelo y una inversión anual mínima de US$ 9 millones, comprometidas con
prácticas responsables con el medio ambiente. El mapa de experiencia del usuario revela la
precisión de opciones confiables y económicamente viables para el manejo de excedentes sólidos
de obra, dado el panorama actual dominado por prácticas informales y costos elevados.
En el presente trabajo, además de los indicadores financieros se analiza también la
rentabilidad social del proyecto, proyectando un Valor Actual Neto Social (VANS) de S/
3,069,494 y destacando los beneficios económicos y sociales. El plan de implementación
involucra a los cinco miembros fundadores y se centra en la capacitación del personal,
coaliciones estratégicas y expansión gradual.
Por conclusión, el modelo de negocio propuesto constituye una solución factible,
deseable y viable para abordar los desafíos en el manejo de excedentes sólidos en obra del sector
de la construcción en Perú, destacando su alineación a los Objetivos de Desarrollo Sostenible
(ODS) y aporte a las metas específicas.
The construction market in Peru demonstrates sustained growth, with particularly promising opportunities in the real estate segment. However, solid waste management poses a significant challenge. Despite existing competitors and the potential entry of new players into the market, there is an identified unmet demand for comprehensive and efficient waste management solutions. The business proposal focuses on integrating the valorization and final disposal of construction solid waste, offering construction companies an open and managed channel, as part of the service, to valorize and sell their waste, thereby reducing costs due to the profitability of these materials. Additionally, it ensures proper final disposal of waste in accordance with current regulations. The target user profile is defined as real estate companies with at least three projects in parallel and a minimum annual investment of US$ 9 million, committed to environmentally responsible practices. The user experience map reveals the urgent need for reliable and economically viable options for the administration of construction solid excess, given the current landscape dominated by informal practices and high costs. In addition to financial indicators, this work also analyzes the social profitability of the project, projecting a positive Social Net Present Value (SNPV) and highlighting the economic and social benefits. The implementation plan involves the five founding members and focuses on staff training, strategic alliances, and gradual expansion. In conclusion, the proposed business model constitutes a feasible, desirable, and viable solution to address the challenges in the administration of construction solid excess in the construction sector in Peru, highlighting its alignment with the Sustainable Development Goals (SDGs) and its contribution to specific targets.
