Resumen
El proyecto inmobiliario “Residencial Los Pinos” consiste en un conjunto
multifamiliar ubicado en la zona de El Pinar, distrito de Independencia, Huaraz. Se desarrolla
sobre un terreno de 3,410.34 m2 e incorpora 72 departamentos distribuidos en tres torres de
seis niveles, con cinco tipologías de 1, 2 y 3 dormitorios que abarcan áreas entre 53.26 m2 y
85.66 m2. El proyecto integra 36 estacionamientos, áreas verdes y zonas de esparcimiento,
diferenciándose de la oferta local por su mayor funcionalidad, formalidad y calidad
constructiva.
El diseño arquitectónico incorpora criterios de ecoeficiencia y soluciones
bioclimáticas (ventilación cruzada, iluminación natural y materiales eficientes), lo que
permite su postulación al Bono Mivivienda Verde, generando ahorros operativos y mejores
condiciones de financiamiento para los compradores.
El análisis de mercado confirma una demanda insatisfecha en los estratos
socioeconómicos AB, conformada por hogares que buscan vivienda formal, segura y
moderna. Los estudios disponibles evidencian una alta intención de compra mediante crédito
hipotecario, así como la preferencia por proyectos con estacionamientos, áreas comunes y
atributos sostenibles. La competencia directa presenta limitaciones relevantes —falta de
estacionamientos, ausencia de áreas comunes y carencia de formalidad técnico legal— que
restringen su acceso al sistema hipotecario. En este escenario, “Residencial Los Pinos” se
posiciona como una alternativa que cubre dicha brecha con una propuesta de mayor valor
percibido.
La ejecución del proyecto está a cargo de una empresa con más de veinte años de
presencia en el mercado local en el rubro de ingeniería y construcción, y con experiencia
previa en el desarrollo de proyectos inmobiliarios de mediana escala. Este respaldo operativo
le otorga capacidades técnicas para gestionar el ciclo completo del proyecto, incorporando
metodologías BIM y Lean Construction, orientadas a optimizar la planificación, fortalecer el
control de costos y mejorar la eficiencia operativa durante las fases de diseño y ejecución.
En el ámbito comercial, el proyecto se estructura sobre un Marketing Mix que integra:
un producto ecoeficiente y funcional; una política de precios competitiva con un ticket
promedio de S/ 357,500; una estrategia de ventas soportada en caseta, showroom, canales
digitales y acciones de promoción articuladas con la banca promotora para asegurar el
cumplimiento del hito de preventas y viabilizar la estructura de financiamiento.
El análisis económico-financiero, proyectado a un horizonte de 38 meses, confirma la
solidez del proyecto. La inversión total asciende a S/ 18,936,192.98, financiada mediante
aporte del promotor y un crédito promotor de S/ 7.19 millones. Los indicadores obtenidos son
favorables: VAN Económico S/ 2.94 millones, TIR Económica 41.2 %, VAN Financiero S/
3.73 millones y TIR Financiera 55.5 %, valores superiores a los estándares del mercado.
En conjunto, “Residencial Los Pinos” se presenta como un proyecto con capacidad
técnica, legal y financieramente viable, con una ubicación estratégica, una oferta diferenciada
y una rentabilidad atractiva. La propuesta responde de manera consistente a la demanda
formal del segmento AB local, consolidándose como una oportunidad sólida de inversión en

The "Residencial Los Pinos" real estate project consists of a multifamily residential complex located in the El Pinar area, Independencia district, Huaraz.
