Resumen
El condominio Menorca está ubicado en una de las zonas más exclusivas de la
costa sur peruana, específicamente en el kilómetro 107 de la Panamericana Sur, en Asia.
Este proyecto abarca un área de 4.7 hectáreas y contará con 106 viviendas distribuidas en
tres tipologías diferentes con pequeñas sub variaciones según tipo y según su cercanía al
mar. Desde residencias frente al mar, hasta opciones más privadas con vistas parciales la
playa y amenities; cada vivienda está diseñada para ofrecer la máxima comodidad y
aprovechar el entorno natural y las vistas privilegiadas que ofrece. La propuesta incluye
amplias áreas comunes como canchas deportivas de fútbol, multiusos, frontón, pádel y
tenis, una gran piscina estilo caribeño, y un moderno Club House, brindando un espacio
ideal para la recreación y el descanso.
El mercado de casas de playa en el Perú ha experimentado un notable crecimiento
en los últimos años, especialmente después de la pandemia, impulsado por el aumento de
la demanda de propiedades vacacionales y la preferencia por destinos cercanos y seguros,
que permita extraerlos de la vida cotidiana de las grandes urbes y llevarlos a ambientes
llenos de plenitud y tranquilidad. Según La Cámara Peruana de la Construcción
(CAPECO), se ha registrado un incremento en las ventas de propiedades de playa, con un
notable interés por aquellos que buscan viviendas de descanso fuera de las grandes
ciudades. Este auge se debe en gran parte a la nueva valoración del espacio y el tiempo
libre postpandemia.
El Condominio de playa Menorca está dirigido principalmente a un NSE A y B,
ya que el producto será único en el mercado. Su propuesta se destaca por la incorporación
de espacios de mayor flexibilidad, adaptados a las nuevas necesidades de los
compradores, que buscan un equilibrio entre el confort y la funcionalidad. Este enfoque
en la personalización y la calidad premium del diseño garantizará que el proyecto atraiga
a un público exigente, interesado en un estilo de vida exclusivo y en armonía con el
entorno natural.
Sin embargo, para lograr los objetivos de rentabilidad del proyecto, es crucial
alcanzar las metas definidas al inicio del mismo, tales como ajustarnos a velocidad de
venta proyectada, que permita asegurar una colocación exitosa de las unidades en un
plazo razonable. Además, se debe garantizar una gestión óptima del proyecto, lo que
incluye la correcta planificación en las fases de construcción, así como el manejo eficiente
de los costos y tiempos de entrega.
Otras variables clave incluyen una estrategia de marketing efectiva que maximice
la visibilidad del proyecto en el mercado objetivo, una gestión de la calidad que asegure
la satisfacción del cliente y el control sobre los márgenes de ganancia. La correcta

The Menorca condominium is located in one of the most exclusive areas of the southern Peruvian coast, specifically at kilometer 107 of the Panamericana Sur highway, in Asia. This project covers an area of 4.7 hectares and will have 106 homes distributed in three different types with small sub-variations depending on the type and proximity to the sea. From beachfront residences to more private options with partial beach views and amenities, each home is designed to offer maximum comfort and take advantage of the natural surroundings and privileged views. The proposal includes large common areas such as soccer fields, multipurpose courts, fronton, paddle tennis, and tennis courts, a large Caribbean-style swimming pool, and a modern clubhouse, providing an ideal space for recreation and relaxation. The beach house market in Peru has experienced remarkable growth in recent years, especially after the pandemic, driven by increased demand for vacation properties and a preference for nearby, safe destinations that allow people to escape from everyday life in large cities and enjoy environments full of peace and tranquility. According to the Peruvian Chamber of Construction (CAPECO), there has been an increase in beach property sales, with notable interest from those seeking vacation homes outside of large cities. This boom is largely due to a new appreciation for space and free time in the post- pandemic era. The Menorca beach condominium is mainly aimed at socioeconomic groups A and B, as the product will be unique in the market. Its proposal stands out for the incorporation of more flexible spaces, adapted to the new needs of buyers who are looking for a balance between comfort and functionality. This focus on customization and premium design quality will ensure that the project attracts a discerning audience interested in an exclusive lifestyle in harmony with the natural environment.
