Resumen
El problema habitacional en Perú es profundo y complejo, afectando tanto
cuantitativamente como cualitativamente a un amplio sector de la población. Según datos de
Apoyo Consultoría (2022) y La Cámara.pe (2023), aproximadamente 1.7 millones de hogares
carecen de vivienda adecuada o residen en condiciones deficientes. La mayoría de estas
viviendas se construyen sin las licencias necesarias ni supervisión profesional, especialmente
en zonas rurales y urbanas marginales. Esto resulta en viviendas construidas en terrenos no
aptos, exacerbando la vulnerabilidad a riesgos naturales y urbanos y complicando el
panorama de la vivienda social en el país.
Ante esta situación, el producto mínimo viable (PMV) de EconoCasa Modular surge
como una solución habitacional eficaz, eficiente y sostenible, utilizando contenedores de
envío reciclados de 40 pies transformados en unidades habitables. Estas unidades ofrecen
características esenciales como zona de estar, cocina, baño y dormitorios, adaptándose a las
necesidades básicas de vivienda con un enfoque en accesibilidad y adaptabilidad. El proyecto
destaca por su sostenibilidad ambiental, al minimizar el uso de nuevos recursos de
construcción y la generación de residuos e incorporar materiales aislantes y tecnologías como
paneles solares y sistemas de recolección de agua. La implementación del PMV proporciona
una construcción rápida y eficiente, con contenedores preparados y equipados en un sitio
centralizado antes de su instalación final. Esta característica reduce significativamente los
tiempos de construcción y permite un control de calidad más riguroso, siendo invaluable en
situaciones de emergencia o en áreas con acceso limitado a la vivienda. La viabilidad
financiera del proyecto es destacable, con un Valor Actual Neto (VAN) calculado de S/
1´297,189 soles y una Tasa Interna de Retorno (TIR) de 105.68%. Estos indicadores
financieros no solo demuestran que el proyecto es financieramente viable, sino que también
es altamente rentable, presentando una excelente oportunidad de inversión.
Finalmente, las viviendas contenedoras de EconoCasa Modular están alineadas con
los Objetivos de Desarrollo Sostenible (ODS) 11 de las Naciones Unidas, contribuyendo
directamente al objetivo de lograr que las ciudades y asentamientos humanos sean inclusivos,
seguros, resilientes y sostenibles. Esto subraya el compromiso del proyecto con la mejora del
acceso a viviendas seguras y asequibles, ofreciendo una solución innovadora y responsable al
problema habitacional en Perú.
The housing problem in Peru is deep and complex, affecting both quantitatively and qualitatively a large sector of the population. According to data from Apoyo Consultoría (2022) and La Cámara.pe (2023), approximately 1.7 million households lack adequate housing or reside in poor conditions. Most of these homes are built without the necessary licenses or professional supervision, especially in rural and marginal urban areas. This results in homes built on unsuitable land, exacerbating vulnerability to natural and urban risks and complicating the social housing landscape in the country. Given this situation, EconoCasa Modular's minimum viable product (MVP) emerges as an effective, efficient and sustainable housing solution, using recycled 40-foot shipping containers transformed into habitable units. These units offer essential features such as living area, kitchen, bathroom and bedrooms, adapting to basic housing needs with a focus on accessibility and adaptability. The project stands out for its environmental sustainability, by minimizing the use of new construction resources and the generation of waste, and incorporating insulating materials and technologies such as solar panels and water collection systems. PMV implementation provides fast and efficient construction, with containers prepared and equipped at a centralized site before final installation. This feature significantly reduces construction times and allows for more rigorous quality control, making it invaluable in emergency situations or in areas with limited access to housing.
