Abstract
El crecimiento poblacional en la ciudad de Lima ha generado un nuevo escenario
urbano donde se ha incrementado la demanda de viviendas y el valor del metro cuadrado.
Frente a este escenario el sector inmobiliario apuesta por el crecimiento vertical y la
reducción del tamaño promedio de la vivienda.
La tendencia de vivir en lugares cada vez más reducidos trae como consecuencia la
falta de espacio para mantener el orden en el hogar, generando una disminución en la
calidad de vida de los miembros del hogar.
Ante este escenario se desarrolla la propuesta de negocio Depobox, que brinda
espacios para almacenar bienes domésticos sin tener que salir de casa, adaptándose a las
necesidades de volumen y tiempo de cada familia. Esta propuesta promueve un cambio en
la forma tradicional de guardar las pertenencias del hogar, disrumpiendo un mercado que
solo ofrece espacios hacia uno que ofrece la gestión integral de los bienes familiares.
Este proyecto requiere una inversión de S/. 350,000.00 nuevos soles, a un costo de
oportunidad de 10%, se obtiene un valor actual neto económico (VAN) de S/ 84,870.00
nuevos soles, una tasa interna de retorno económico (TIR) de 18 % y una recuperación de
la inversión de tres años y medio.
Lo atractivo de la propuesta Depobox es que tiene el potencial de poder replicar el
modelo hacia varios distritos de la ciudad de Lima, pudiendo generar una red de almacenes
domésticos con el lema: “con más espacio, mejora tu vida”.
Population growth in the city of Lima has generated a new urban scenario where the demand for housing and the value of the square meter have increased. Faced with this scenario, the real estate sector is committed to vertical growth and the reduction of the average size of housing. The trend of living in increasingly reduced places results in a lack of space to maintain order in the home, leading to a decrease in the quality of life of household members. Given this scenario, the Depobox business proposal is developed, which provides spaces to store household goods without having to leave the house, adapting to the volume and time needs of each family. This proposal promotes a change in the traditional way of storing household belongings, disrupting a market that only offers spaces to one that offers comprehensive management of family assets. This project requires an investment of $ 107,000.00 dollars, at an opportunity cost of 10%, a net economic present value (NPV) of $ 25,700.00 dollars, an internal economic rate of return (IRR) of 18%, and a return on investment are obtained three and a half years old. The attractiveness of the Depobox proposal is that it has the potential to replicate the model to various districts of the city of Lima, being able to generate a network of domestic warehouses with the motto: "with more space, improve your life".
