Abstract
El objetivo principal de esta tesis en Planeamiento Estratégico para la
Empresa Construtec Ingenieros y Arquitectos SAC. de la Ciudad del Cusco, es la de
contribuir con el posicionamiento y crecimiento de la empresa dentro del sector
inmobiliario. Planteamos para ello que como visión “Al 2025, la empresa Construtec
SAC., será capaz de desarrollar un centenar de departamentos cada año, brindando
soluciones arquitectónicas con calidad y responsabilidad social, aportando al
desarrollo de la ciudad y su entorno”
Para el logro de la visión se plantean objetivos de corto y largo plazo,
destacándose que al 2025, la empresa habrá construido 10 condominios familiares
de 100 departamentos cada uno, además de contar con tres certificaciones de
calidad, habiendo implementado para entonces, sistemas eco eficientes en los
proyectos inmobiliarios y llegado a vender el departamento número 1,000,
disminuyendo la merma, excesos y desbalances en un 40% con respecto a los
niveles actuales, en materiales y procesos constructivos.
En el análisis externo, se pudo identificar las oportunidades que presenta el
sector inmobiliario cusqueño, destacándose el alto grado de insatisfacción en las
expectativas de viviendas de hogares (97.58%), cuya capacidad de adquisición, está
por debajo de los $40,000 (cuarenta mil dólares americanos), según el I Estudio “El
Mercado de Edificación Urbanas en la Provincia del Cusco” por la Cámara Peruana
de la Construcción en el año 2013.
Finalmente, y luego del análisis del planeamiento estratégico, se plantean
las siguientes estrategias: Proporcionar créditos directos a los clientes, hasta el 40%
del valor del departamento, creación de un área de gestión operativa, implementar
un departamento de marketing, y establecer alianzas estratégicas con proveedores
de materiales de construcción. Y de esta manera lograr al año 2025 nuestra visión.
The main objective of this thesis in Strategic Planning for Enterprise Construtec Engineers and Architects SAC. City of Cusco, is to contribute to the positioning and growth of the company in the real estate sector. We propose to do that as a vision "By 2025, the company Construtec SAC., Will be able to develop a hundred departments each year, providing architectural solutions with quality and social responsibility, contributing to the development of the city and its surroundings" To achieve the vision goals short and long term arise, highlighting that in 2025, the company will have built 10 family condominiums 100 apartments each, in addition to three quality certifications, having implemented by then, eco-efficient systems in real estate and come to sell the apartment 1,000th projects, reducing shrinkage, excesses and imbalances by 40% from current levels in materials and construction processes. In the external analysis, we could identify the opportunities presented by the Cuzco property sector, highlighting the high degree of dissatisfaction with the expectations of housing households (97.58%), whose capacity acquisition is below $ 40,000 (forty thousand dollars Americans), according to the I Study "Urban Market Building in the province of Cusco" by the Peruvian Chamber of Construction in 2013. Finally, after the analysis of strategic planning, the following strategies are proposed: Provide direct loans to customers, up to 40% of the value of the department, creating an area of operational management, developing a marketing plan, and creating a contingency fund 50% of the profits of the period.
