Resumen
Esta tesis propone una solución para abordar uno de los problemas más críticos del país: la
inseguridad ciudadana. Según la encuesta realizada por IPSOS en marzo de 2024, el 63% de
los encuestados considera que la percepción de seguridad a nivel nacional ha empeorado,
cifra que asciende al 70% en la ciudad de Lima. Además, el 41% de las personas expresó
sentirse insegura incluso dentro de sus viviendas. El análisis de esta investigación se centra
en factores clave, como la falta de protección de la información personal, la alta rotación del
personal de seguridad y la ineficiencia en la comunicación y gestión de recursos en edificios
multifamiliares cuya construcción en la ciudad de Lima crece a 7% anual de acuerdo con lo
indicado por el diario Gestión 2024.
La propuesta de EdiTech, una empresa orientada a la administración de edificios
residenciales busca modernizar este sector mediante un enfoque innovador basado en la
digitalización y la eficiencia. La empresa tiene como objetivo principal garantizar la
protección de los datos de propietarios y residentes, fortaleciendo la seguridad y la confianza
en la gestión. Además, se desarrollará una aplicación móvil con accesos diferenciados para el
personal y los propietarios, lo que permitirá optimizar la comunicación, gestionar los activos
comunes de manera más eficaz y fomentar la transparencia en todos los procesos
administrativos.
Los resultados del análisis financiero y la validación de la hipótesis indican que EdiTech es
un modelo deseable, factible y viable. La proyección económica muestra un Valor Actual
Neto (VAN) positivo en cinco años de S/ 2,551,247 y una Tasa Interna de Retorno (TIR) de
187%, validando su rentabilidad a largo plazo. Adicionalmente, el proyecto promueve la
inclusión laboral contratando a personas mayores de 45 años, generando un impacto social
positivo en cinco años de S/ 6,430,217 para el país y a su vez se alinea con los Objetivos de
Desarrollo Sostenible.
EdiTech transformará la calidad de vida de los propietarios al ofrecerles un entorno más
seguro, eficiente y organizado. Además, establecerá un estándar innovador en la
administración de edificios residenciales en Lima, destacándose por su enfoque tecnológico y
profesional. Este modelo tiene el potencial de expandirse a otras ciudades del Perú, llevando
sus beneficios a un público aún más amplio.
This thesis proposes a solution to address one of the country's most critical issues: citizen insecurity. According to a survey conducted by IPSOS in March 2024, 63% of respondents believe that the perception of security at the national level has worsened, a figure that rises to 70% in the city of Lima. Additionally, 41% of people reported feeling unsafe even within their own homes. The analysis in this research focuses on key factors such as the lack of personal information protection, high turnover rates of security personnel, and inefficiencies in communication and resource management within multifamily residential buildings, whose construction in Lima is growing at an annual rate of 7%, according to Gestión newspaper (2024). The proposal by EdiTech, a company focused on the management of residential buildings, aims to modernize this sector through an innovative approach based on digitalization and efficiency. The company’s primary goal is to ensure the protection of property owners’ and residents’ data, enhancing security and trust in management. Additionally, a mobile application with differentiated access for staff and property owners will be developed, enabling optimized communication, more efficient management of common assets, and increased transparency in all administrative processes.
