Resumen
La presente tesis desarrolla el modelo de negocio EcoBuilding, una plataforma digital de
crowdfunding inmobiliario sostenible dirigida a jóvenes y adultos de entre 18 y 45 años con
capacidad de ahorro en Lima Metropolitana. El proyecto responde a una brecha estructural del
mercado peruano: menos del 10 % de los jóvenes accede a productos financieros formales, y la
mayoría mantiene hábitos de ahorro tradicionales o informales debido a barreras como el alto
capital requerido, la limitada educación financiera y la desconfianza hacia plataformas digitales.
EcoBuilding busca democratizar el acceso a inversiones inmobiliarias desde montos
mínimos accesibles (S/ 50), ofreciendo proyectos con impacto ambiental y social positivo,
alineados con los Objetivos de Desarrollo Sostenible (ODS). La plataforma se distingue por
integrar tres pilares clave: accesibilidad económica, trazabilidad bajo criterios ESG y un sólido
componente de educación financiera personalizada, que incluye asesoría virtual 24/7 con
inteligencia artificial, simuladores interactivos y contenido educativo gamificado.
La validación del modelo contempló entrevistas con usuarios potenciales, el desarrollo de
prototipos funcionales y simulaciones económicas. Los resultados fueron concluyentes: el 85 %
de los usuarios evaluó positivamente la experiencia de navegación, el 76 % expresó intención
clara de invertir en proyectos sostenibles y el 60 % interactuó con los recursos educativos.
Asimismo, las proyecciones financieras revelan un Valor Actual Neto (VAN) económico de US$
1 200 166 y una Tasa Interna de Retorno (TIR) del 95 %, lo que confirma la viabilidad del
modelo en términos de rentabilidad y escalabilidad.
Se recomienda iniciar operaciones con un portafolio piloto de proyectos sostenibles en
zonas urbanas emergentes, fortalecer alianzas con desarrolladores inmobiliarios certificados y
escalar progresivamente el componente educativo. En conclusión, EcoBuilding representa una
solución innovadora que integra inclusión financiera, sostenibilidad e inteligencia digital, con el
potencial de transformar el acceso a la inversión inmobiliaria en el Perú.
This thesis develops the EcoBuilding business model, a sustainable real estate crowdfunding digital platform aimed at young adults between 18 and 45 years old with savings capacity in Metropolitan Lima. The project addresses a structural gap in the Peruvian market: less than 10% of young people have access to formal financial products, and the majority maintain traditional or informal savings habits due to barriers such as high capital requirements, limited financial education, and mistrust towards digital platforms. EcoBuilding seeks to democratize access to real estate investments starting from affordable minimum amounts (S/ 50), offering projects with positive environmental and social impact, aligned with the Sustainable Development Goals (SDGs). The platform stands out by integrating three key pillars: economic accessibility, traceability under ESG criteria, and a strong personalized financial education component, which includes 24/7 AI-powered virtual advisory, interactive simulators, and gamified educational content. The model’s validation included interviews with potential users, development of functional prototypes, and economic simulations. The results were conclusive: 85% of users evaluated the navigation experience positively, 76% expressed a clear intention to invest in sustainable projects, and 60% engaged with educational resources. Likewise, financial projections reveal an economic Net Present Value (NPV) of US$ 1,200,166 and an Internal Rate of Return (IRR) of 95%, confirming the model’s profitability and scalability. It is recommended to start operations with a pilot portfolio of sustainable projects in emerging urban areas, strengthen partnerships with certified real estate developers, and progressively scale the educational component. In conclusion, EcoBuilding represents an innovative solution that integrates financial inclusion, sustainability, and digital intelligence, with the potential to transform access to real estate investment in Peru.
