Estudio de viabilidad de proyecto inmobiliario de uso mixto en el distrito de Breña

Abstract
El presente estudio analiza la viabilidad de un proyecto inmobiliario de uso
mixto con predominio del uso residencial ubicado en el distrito de Breña, conforme a la
normativa que reglamenta la vivienda de interés social bajo el contexto de la
promulgación de la ley de desarrollo urbano sostenible, la concepción y desarrollo del
proyecto surge dado el contexto de déficit de vivienda la cual aumenta conforme al
ineludible crecimiento poblacional; aquello genera una demanda de vivienda en lugares
céntricos de la ciudad y de fácil acceso a sitios de interés como centros de trabajo o
estudios de los futuros residentes.
El desarrollo de la metodología incluye la investigación de mercado, el análisis
de la competencia, prefactibilidad del proyecto, segmentación del público objetivo,
análisis del macro y microentorno y finalmente el análisis financiero, análisis de
sensibilidad y escenarios, en los cuales los resultados indican que es un proyecto viable,
con sensibilidad favorable y de bajo riesgo, esto es también debido a que, según
perspectivas económicas para el país, existe un pronóstico de crecimiento para los
siguientes años 2024 y 2025, sumado a otros factores como la disposición de los
gobiernos locales, que para el caso del distrito de Breña, se ha mostrado a favor de las
políticas de desarrollo de vivienda de interés social lo cual genera un ambiente propicio
para el desarrollo y ejecución del presente proyecto.
This study analyzes the feasibility of a mixed-use building project with a high proportion of residential use located in the district of Breña, in accordance with the regulations of social interest housing under the context of the promulgation of the law of sustainable urban development. The conception and development of the project is due to the context of housing deficit which increases according to the unavoidable population growth; this context generates a demand for housing in central locations of the city and with convenient access to places of interest such as workplace or educational institutions of future residents. The methodology employed includes market research, competition analysis, pre-feasibility study of the project, target audience segmentation, macro and microenvironment analysis and, finally, the financial analysis, sensitivity and scenarios analysis, where the results show that it is a feasible project, with favorable sensitivity and low risk, this is also due to the fact that, according to the economic outlook for the country, there is a growth projection for the following years 2024 and 2025, in addition to other factors such as the willingness of local governments, which in the case of the Breña district, it is in total agreement of social interest housing development policies, which generates a proper environment for the development and execution of this project.
