Resumen
Todas las personas usan diariamente diversos tipos de edificaciones, tales como: casas,
departamentos, museos, centros comerciales, coliseos, estadios y más; todas aquellas
construcciones han sido desarrolladas por el campo de la ingeniería civil, que cada año va
creciendo, expandiéndose y desarrollándose. Este desarrollo es la causa de desmesurados impactos
negativos hacia el medio ambiente: los desechos generados en la etapa de construcción, la mala
práctica de la construcción y el mal uso de la edificación por parte de los propietarios, son algunos
ejemplos que afectan al ambiente de manera negativa. A raíz de los daños generados, se idearon
soluciones, logrando así el desarrollado de certificaciones eco-amigables para dar pautas de cómo
debe ser construido, y utilizado, un edificio verde. Un aspecto negativo en las certificaciones, es
que, actualmente, varias constructoras obtienen una certificación cumpliendo solo requisitos
básicos que no necesariamente generan impactos ambientales positivos o evite generar varios
impactos negativos. En la presente tesis se habla sobre la certificación LEED, específicamente
sobre la especialidad Core and Shell, sobre los rangos y créditos que existen para lograr obtener
puntaje. Se van a comparar tres edificaciones de diferentes rangos, se analizarán los puntajes
obtenidos en cada área y en cada crédito; y se mencionará mejoras para la asignación de puntajes.
Everyone uses different types of buildings daily, such as houses, apartments, museums, shopping malls, coliseums, stadiums, and more; all of them have been developed by the field of civil engineering, which is growing, expanding, and developing every year. This development has caused disproportionate negative impacts on the environment: the waste generated during the construction phase, poor construction practices, and misuse of the building by owners are some examples that negatively affect the environment. As a result of these damages, solutions were devised, thus achieving the development of eco-friendly certifications to provide guidelines on how a green building should be built and used. One negative aspect of these certifications is that, currently, several construction companies obtain a certification by only meeting basic requirements that do not necessarily generate positive environmental impacts or avoid generating negative impacts. This thesis discusses the LEED certification, specifically the Core and Shell specialty, the ranges and credits that exist to obtain a score. Three buildings of different ranges will be compared, the scores obtained in each area and each credit will be analyzed, and improvements for scoring allocation will be mentioned.
