Resumen
La presente tesis desarrolla el análisis integral de inversión del proyecto de Habilitación
Urbana “Los Huertos de San José II” a cargo de ValCorp Inmobiliaria, nombre comercial de
Compañía Constructora e Inmobiliaria Buenos Aires S.A.C. El proyecto consta de 104 lotes
urbanos, incluidos los lotes para recreación y educación, distribuidos en un área de 20, 209.00
metros cuadrados.
El presente proyecto de habilitación urbana se encuentra en etapa de planificación,
siendo desarrollado por la misma empresa ValCorp Inmobiliaria. Este proyecto se encuentra
ubicado en el Km. 7.5 de la Avenida Buenos Aires, Sector San José del distrito de Chimbote,
provincia del Santa, región Ancash.
Chimbote, conocida como la ciudad de la pesca y el acero, es una de las ciudades más
dinámicas del norte peruano tal es así que en los años 70 alcanzo la categoría de primer puerto
pesquero del mundo, por su enorme movimiento económico producto de la extracción de la
anchoveta y otras especies en grandes volúmenes para la producción de harina y aceite de
pescado. Su ubicación estratégica en el kilómetro 434 de la Panamericana Norte y su cercanía
al puerto consolidan su rol como eje logístico, industrial y comercial de la región.
En los últimos años, Chimbote ha registrado un crecimiento urbano acelerado,
impulsando la demanda de suelos formales, especialmente en lugares de expansión como es la
Zona Nor Este de la ciudad. Este contexto refuerza la necesidad de proyectos habitacionales
técnicamente planificados, que garanticen accesibilidad, ordenamiento territorial y atención a
la creciente demanda de vivienda.
Como parte del estudio, se realizó un análisis exhaustivo y competitivo identificando
variables de la ubicación, precios de venta, características de los lotes, servicios y áreas
comunes. Además, se ha incorporado estudios de mercado y diversas inmersiones de campo:
En el mercado y la competencia (Precios, oferta, demanda y tendencias), en el cliente
(preferencias, necesidades, expectativas) y en aspectos geográficos (ubicación del proyecto,
servicios públicos, entorno social). Esto permitió optimizar el diseño del producto inmobiliario
y fundamentar el análisis financiero del proyecto.
En el análisis del entorno, se evidencia estabilidad en el microentorno sin mayores
riesgos de incidencia a nivel normativo e inflacionario. A nivel macroentorno se puede apreciar
que el rubro inmobiliario tiene buenas expectativas con un crecimiento leve a nivel mundial,
lo que representa un entorno propicio para la ejecución del mencionado proyecto.
El proyecto está dirigido a un segmento de mercado claramente definido, con la
identificación precisa de un público objetivo tanto primario y secundario bien establecido. El
target primario está constituido por familias jóvenes de clase media que buscan acceder a una
primera vivienda en una zona urbanizada. El target secundario incluye a inversionistas
individuales interesados en adquirir lotes con fines de alquiler o reventa a mediano plazo.
ValCorp Inmobiliaria se encuentra posicionada en la mente del consumidor y es
reconocida en el mercado local, respaldada por su experiencia y trayectoria en la entrega
exitosa de sus proyectos. Uno de sus principales atributos es la oferta del crédito directo que es
muy valorada por el público objetivo y que se mantendrá como una ventaja competitiva clave
en esta nueva propuesta.
El proyecto “Los Huertos de San José II” ha sido evaluado aplicando el enfoque base
al Marketing Mix (Producto, precio, promoción y plaza) para llegar a conocer el
comportamiento del mercado objetivo y garantizar que la propuesta inmobiliaria responda a
sus expectativas. Esto ha permitido alinear los atributos del proyecto con las necesidades del
cliente, optimizando la comunicación de valor y fortaleciendo la decisión de compra. Como
resultado, se ha consolidado una oferta competitiva y atractiva, posicionándola como la mejor
alternativa en su categoría dentro del mercado inmobiliario de Chimbote.
Del mismo modo, se ha efectuado el análisis financiero arrojando una TIR de 37.85%,
lo que confirma que este proyecto es altamente rentable y bastante atractivo como inversión
inmobiliaria en la ciudad de Chimbote.
This thesis presents a comprehensive investment analysis of the urban development project "Los Huertos de San José II," undertaken by ValCorp Inmobiliaria, the trade name of Compañía Constructora e Inmobiliaria Buenos Aires S.A.C. The project comprises 104 urban lots, including recreation and educational plots, covering a total area of 20,209.00 square meters Currently in the planning phase, the project is being developed by ValCorp Inmobiliaria and is located at Km 7.5 of Avenida Buenos Aires, in the San José sector of Chimbote district, Santa province, Ancash region. Chimbote, renowned as the city of fishing and steel, is one of the most dynamic cities in northern Peru. In the 1970s, it earned recognition as the world’s leading fishing port due to its robust economic activity driven by large-scale extraction of anchovies and other species for fishmeal and fish oil production. Its strategic location at kilometer 434 of the Pan-American Highway North and proximity to the port reinforce its role as a key logistics, industrial, and commercial hub in the region. In recent years, Chimbote has experienced accelerated urban growth, fueling demand for formal land, particularly in expansion zones such as the city’s Northeast Sector. This context highlights the need for technically planned housing projects that ensure accessibility, land-use organization, and the ability to meet increasing housing demand. As part of this study, a rigorous competitive analysis was conducted, evaluating variables such as location, sale prices, lot features, amenities, and common areas. Market research and field studies were also integrated, covering: Market and competition (pricing, supply, demand, and trends); Customer profiles (preferences, needs, and expectations); Geographical factors (project location, public services, and social environment). These inputs helped refine the design of the real estate product and supported the financial analysis of the project. The environmental assessment reveals microeconomic stability with negligible regulatory or inflationary risks. At the macroeconomic level, the real estate sector shows promising prospects, with modest global growth, creating a favorable climate for the project’s execution. The project targets a well-defined market segment, with clearly established primary and secondary audiences: The primary segment consists of young middle-class families seeking their first home in an urbanized area. The secondary segment includes individual investors looking to purchase lots for medium-term rental or resale purposes. ValCorp Inmobiliaria is a trusted brand in the local market, backed by a proven track record of successful project deliveries. A key competitive advantage is its direct financing offering, highly appreciated by the target audience, which will remain a competitive edge in this new development. The “Los Huertos de San José II” project was evaluated using the Marketing Mix framework (Product, Price, Promotion, and Place) to better understand target market behavior and ensure the proposal aligns with their expectations. This approach helped match the project’s features with client needs, enhancing value communication and strengthening purchase decisions. As a result, the project has consolidated a competitive and appealing offering, positioning it as the top alternative in its category within Chimbote’s real estate market. Furthermore, the financial analysis yielded an internal rate of return (IRR) of 37.85%, confirming that this project is highly profitable and presents a compelling real estate investment opportunity in Chimbote.
