Resumen
La presente investigación propone evaluar la sostenibilidad de un modelo de negocio de
oferta de vivienda social en el mercado inmobiliario de Cieneguilla, el cual cada vez se hace de
mayor importancia debido al estilo de vida del país y a la demanda que viene representando.
Esta investigación tiene como objetivo evaluar si es sostenible un modelo de negocio basado en
un estudio de mercado previo, en donde se investigará y se recogerá información de lo que
actualmente se necesita en el mercado y así poder desarrollar un producto de calidad que
satisfaga las necesidades del cliente, que compita con lo que ofrecen las otras desarrolladoras,
pero que se encuentre dentro del alcance económico personas del Sector C o D y a su vez sea un
proyecto sostenible dentro del distrito de Cieneguilla.
En la actualidad los factores de sostenibilidad y la eficiencia energética son cada vez más
importantes y las viviendas que ofrecen ser proyectos sostenibles se han convertido en una
tendencia en crecimiento en el sector inmobiliario. Estas viviendas serán diseñadas y construidas
teniendo en cuenta el impacto ambiental, utilizando recursos renovables y tecnologías que
reducen el consumo de energía esto representa una forma prometedora de construir un futuro
más verde y responsable. Al adoptar prácticas de diseño, construcción y tecnología sostenibles,
es posible minimizar el impacto ambiental y mejorar la calidad de vida en los hogares.
El presente tema tendrá la compleja tarea de evaluar los distintos escenarios para que se
pueda desarrollar con calidad y habitabilidad una oferta de vivienda social en el distrito de
Cieneguilla tomando en cuenta condiciones y valores de terreno actuales, para a partir de eso
plantear alternativas de solución a esta importante problemática que es la vivienda social.
Esperamos comprobar que puede existir un nicho de mercado para la vivienda social que
no solo busque la rentabilidad del proyecto, sino que busque la calidad de vida del usuario final
y la revalorización de la zona generando un impacto positivo para la comunidad planteando a su
vez normativas que incentiven la sostenibilidad dentro de los proyectos.
The present research proposes to evaluate the sustainability of a business model of social housing supply in the Cieneguilla real estate market, which is becoming increasingly important due to the country's lifestyle and the demand it represents. This research aims to evaluate whether a business model based on a previous market study is sustainable, where information will be investigated and collected on what is currently needed in the market and thus be able to develop a quality product that satisfies the client's needs, that competes with what other developers offer, but that is within the economic reach of people from Sector C or D and at the same time is a sustainable project within the district of Cieneguilla. Currently, sustainability factors and energy efficiency are increasingly important and homes that offer sustainable projects have become a growing trend in the real estate sector. These homes will be designed and built considering environmental impact, using renewable resources and technologies that reduce energy consumption, this represents a promising way to build a greener and more responsible future. By adopting sustainable design, construction and technology practices, it is possible to minimize environmental impact and improve the quality of life in homes. This topic will have the complex task of evaluating the different scenarios so that a social housing offer in the Cieneguilla district can be developed with quality and habitability, considering current conditions and land values, to then propose alternative solutions to this important problem that is social housing. We hope to verify that there may be a market niche for social housing that not only seeks the profitability of the project but also seeks the quality of life of the end user and the revaluation of the area, generating a positive impact for the community, in turn proposing regulations that encourage sustainability within the projects.
