Modelo prolab: Parqueate.pe solución digital para resolver el problema de falta de estacionamientos en Lima Metropolitana

Abstract
El presente proyecto buscó proponer un negocio como medida para solucionar la
problemática social actual; es decir, dicha propuesta está enfocada en resolver la falta de
espacios y servicios que proporcionan los lugares de estacionamiento para los distritos
destacados de Lima metropolitana, tales como San Isidro y Miraflores. Cabe resaltar que los
sitios mencionados no cuentan con suficientes espacios seguros; asimismo, sus tarifas son
elevadas (lo que afecta la economía de los usuarios) y la accesibilidad favorece
primordialmente a negocios y no a los usuarios. Lo anterior, implica la búsqueda de lugares
de aparcamiento independientes.
De igual modo, en dicha investigación se recalcaron los problemas que conlleva
estacionar un auto en la vía pública, aun cuando este se encuentra en un sector designado para
el aparcamiento de vehículos. Esto podría corresponder a una multa debido al hecho de
estacionarse mal y de encontrarse en el mismo lugar más tiempo del permitido en las
ordenanzas municipales. Estas últimas son cumplidas con especial rigurosidad. No obstante,
llegan al decomiso mediante el servicio de grúa. A partir de ello, se propuso una alternativa
con el fin de satisfacer la creciente demanda; esto es, la adecuación de un área accesible,
segura, legal y cuya tarifa sea justa. De este modo, se evitará el descontento ocasionado por
esta problemática, la cual se encuentra en crecimiento desde hace algunos años. Por otro lado,
la inversión total considerada para este proyecto se estimó en S/318.446.00 Soles, lo que
genera un VAN de S/3,860,857 Soles con una tasa interna de retorno TIR 219.04 % y un
WACC de 11.00 %. Finalmente, el ODS 13 pretendió introducir el cambio climático como
una cuestión fundamental para las políticas y estrategias. En esa medida, la aplicación de
“Parqueate.pe” busca reducir los kilómetros de recorrido que emplea un conductor para
buscar un sitio dónde estacionar.
In the present project, it is sought to propose a business which offers an option that can solve the social problem that is sought to be addressed and that is focused on the lack of spaces and services that provide parking spaces for the prominent districts of metropolitan Lima, such as San Isidro and Miraflores; taking into consideration that those mentioned do not have enough safe spaces, their rates are high (which affects the economy of users) and accessibility is focused primarily on favoring businesses and not users, which leads to the search for independent parking places. Likewise, the problems involved in parking a car on public roads are highlighted, even when it is in a sector designated for vehicle parking, it may correspond to a fine due to improper parking and being in the same place exceeding the time limit allowed in the municipal ordinances; these are fulfilled with special rigor, even reaching the confiscation of the vehicle by means of a towing service. From this, it would be necessary to focus on establishing an alternative that can satisfy the growing demand by making use of an accessible, safe, legal area and with an adequate rate. This idea is of great favor, since it will avoid the discontent created by the problem, which has been growing every day for years. Next, the total investment considered for this project is S/318.446.00 Soles, generating a NPV of S/ 3,860,857 Soles with an internal rate of return TIR 219.04%% and a WACC of 11.00%. Finally, SDG 13 intends to introduce climate change as a primary issue in policies and strategies, since "parqueate.pe" seeks to reduce the kilometers traveled by a driver to find a place to park.
