Abstract
El presente trabajo busca resolver un problema social relevante en el ámbito nacional
referente a la necesidad de conseguir un estacionamiento de manera rápida y fácil. Por ello,
se propone la solución de negocio Aquí Es, que generará un impacto económico positivo, una
mejora en la salud mental y contribuirá con el medioambiente. Esta solución consiste en una
aplicación para teléfonos inteligentes compatibles con IOS y Android que ayudará a los
conductores a visualizar la disponibilidad de estacionamientos en tiempo real en las
microplayas (playas de estacionamiento de menor área), así como gestionar la reserva y pago
de éstos. Adicionalmente, permitirá gestionar diversos servicios adicionales como lavado de
vehículos, servicios mecánicos, etc. Esta propuesta se sustenta a partir de un plan comercial
inicial para microplayas, a las cuales se les incrementará su presencia o visibilidad en el
entorno de las aplicaciones móviles, de tal manera que contribuya a que la ocupabilidad
actual de 60% también se incremente. En paralelo, se emplearán diversos medios, tanto
digitales como tradicionales para poder llegar al usuario (conductor) con la aplicación ya
desarrollada. La funcionalidad de la aplicación también ha sido validada con los potenciales
usuarios mediante diversos esprints para llegar a un prototipo final adecuado según sus
necesidades. Por otro lado, los resultados financieros muestran que el negocio tiene un valor
actual neto (VAN) de US$2’577,284 para los 5 años analizados y una tasa interna de retorno
(TIR) de 201%, indicando que es un modelo viable. El primer año se considera un período de
inversión en donde el resultado del margen neto será negativo; sin embargo, el margen neto a
partir del año 2 reflejará un resultado positivo de US$75,933.
The present work aims to solve a relevant social problem (RSP) at the national level related to the need for obtaining parking quickly and easily. Therefore, a business solution, Aquí Es, is proposed, which will generate a positive economic impact, an improvement in mental health, and contribute to the environment. This solution consists of a mobile application compatible with iOS and Android smartphones that will help drivers visualize the availability of parking spaces in real-time in micro-beaches (smaller parking areas) and manage the reservation and payment of these spaces. Additionally, it will allow the management of various additional services such as car washing, mechanical services, etc. This proposal is supported by an initial business plan for micro-beaches, which will increase their presence or visibility in the mobile applications environment, contributing to an increase in occupancy (currently at 60%). In parallel, various means, both digital and traditional, will be employed to reach the user (driver) with the developed application. The application's functionality has also been validated with potential users through various sprints to reach a final prototype suitable for their needs. On the other hand, financial results show that the business has a Net Present Value (NPV) of US$2,577,284 for the analyzed 5 years and an Internal Rate of Return (IRR) of 201%, indicating that it is a viable model. The first year is considered an investment period where the net margin result will be negative; however, the net margin from the second year onwards will reflect a positive result of US$75,933.
