Abstract
El presente trabajo tiene por finalidad realizar un Plan de Negocio relacionado con
un proyecto inmobiliario en la zona céntrica de la ciudad de Huánuco, el cual está
dirigido a un público del NSE B. Este segmento del mercado, es uno de los que
más ha sostenido la actividad inmobiliaria a nivel nacional debido a la importante
demanda insatisfecha que mantiene y la buena disposición de la banca comercial
que permite acceder a créditos hipotecarios con subsidios por parte del estado.
Realizaremos el estudio de mercado de la oferta en la localidad, así como la
búsqueda de un terreno que cumpla las expectativas de nuestro proyecto,
seguidamente se desarrollara estrategias competitivas con un plan de marketing
para lograr el éxito del proyecto. Finalmente en la fase de análisis económico y
financiero del proyecto, se tomara en cuenta los diversos escenarios basados en
los análisis de sensibilidad con la finalidad de probar el riesgo de la inversión,
sobretodo porque en la actualidad los inversionistas se muestran especialmente
conservadores por la situación de la coyuntura política en el país así como la
evolución favorable de la pandemia.
The purpose of this work is to carry out a Business Plan related to a real estate project in the downtown of the city of Huánuco, which is aimed at a public of NSE B. This market segment is one of the most sustained real estate activity at the national level due to the important unsatisfied demand that it maintains and the good disposition of commercial banks that allow access to mortgage loans with subsidies from the state. We will carry out the market study of the offer in the locality, as well as the search for a land that meets the expectations of our project, then competitive strategies will be developed with a marketing plan to achieve the success of the project. Finally, in the economic and financial analysis phase of the project, the various scenarios based on sensitivity analyzes will be taken into account in order to test the risk of the investment, especially since investors are currently especially conservative due to the situation of the political situation in the country as well as the favorable evolution of the pandemic.
