Intervenciones de transición: Estructuras temporales para la regeneración de la manzana

Abstract

El edificio de la tienda por departamento del Sears Roebuck del Perú es el más antiguo que se encuentra en el corazón del Centro financiero de San Isidro, en Lima-Perú. Actualmente, en dicha zona, se está ejecutando el plan de desarrollo urbano basado en la demolición de antiguos edificios por unos de gran escala. En ese contexto, para que se desarrolle cada nuevo proyecto se sabe que en promedio pueden transcurrir entre treinta y cincuenta años, es por ello que se han realizado intervenciones temporales en las áreas futuras a transformar. Este es el caso de la ocupación de la manzana en la que se encuentra el edificio del Sears Roebuck del Perú, donde sus intervenciones temporales han quebrado la relación con el entorno por sus muros perimetrales e intensifica la inseguridad porque se encuentra en una intersección importante de la ciudad. El proyecto de fin de carrera parte por la crítica de cómo se está enfrentando esta transición donde lo temporal puede prevalecer hasta cincuenta años en el espacio y tiene como objetivo rediseñar esta manzana que permeabilice y regenere la relación del entorno a partir del desarrollo integral de estructuras suspendidas sobre el edificio origen del Sears y el espacio público. En conclusión, la propuesta se define como una intervención de transición, que a manera de temporizador durante los próximos treinta años de intermedio beneficie a la ciudad actual y al proyecto futuro creando desde ahora una nueva centralidad.

The Sears Roebuck del Peru department store building is the oldest building in the heart of the financial center of San Isidro, Lima-Peru. Currently, in that area, an urban development plan is being implemented based on the demolition of old buildings for large-scale ones. In this context, it is known that each new project may take an average of thirty to fifty years to be developed, which is why temporary interventions have been made in the future areas to be transformed. This is the case of the occupation of the block where the Sears Roebuck del Perú building is located, where its temporary interventions have broken the relationship with the environment due to its perimeter walls and intensified insecurity because it is located at an important intersection of the city. The final project is based on the criticism of how this transition is being faced, where the temporary can prevail up to fifty years in space and aims to redesign this block to permeabilize and regenerate the relationship of the environment from the integral development of suspended structures on the original Sears building and public space. In conclusion, the proposal is defined as a transitional intervention that, as a timer for the next thirty years, will benefit the current city and the future project by creating a new centrality.
